Process OVERVIEW
Scope/Budget/Schedule
All projects go through several phases in sequence. CPO customizes the level of services to suit each project. Early in the process, our cost estimating section will help determine a scope, cost and schedule for your project. Straightforward remodeling projects will usually be assigned to the Special Projects Group. Other projects are assigned by teams to Project Managers who follow the project from start to finish.
Design Services also provides a variety of services for building remodels, laboratories, classrooms, auditoriums and offices. They offer interior design, architectural design, mechanical/electrical engineering, way finding and signage, ADA survey and mapping, as-build record documentation, floor plans/lease areas and move management.
Pre-Design Phase
After the scope and budget are defined a pre-design phase is initiated to better understand the programmatic requirements of the project and its impact to cost and schedule. The pre-design study determines the scope, timing, phasing, space needs, and preliminary budget information for a specific project. All pre-design studies are managed by the SPG team.
If approved for funding, the project goes through design, development of construction documents, bidding and construction and project closeout.
Design Phase
The design phase establishes design solutions and technical aspects of systems and materials. For the majority of projects there is one design phase. For major projects, the design consists of several phases.
Schematic design establishes the concept and design characteristics of the project. Design development follows to determine technical aspects of systems and materials. Construction documents are prepared, which are detailed drawings and specifications to describe the project for contractors who may bid to construct the project. Bidding occurs to secure competitive bids and to determine the contractor, before moving to the construction phase.
Construction
The phase during which the contractor builds the project and a CPO construction coordinator oversees the work. When the project is substantially complete, you may move in and start using your new facility.
Project Closeout is the final step, and any money left over is returned to the client or CASPO for state-funded projects. |
