The Playhouse Theater, construction in 1931 and renovated in 1968, is a one-story brick building, with a small partial basement totaling 12,940 gross square feet. With seating for just over 200, it is assigned to the School of Drama one of the most renowned drama departments in the United Sates. The facility is a mainstay of the school’s teaching program and offers students an intensively used venue to stage at least two student productions per quarter.
The project scope includes upgrading all major building systems; correcting accessibility, seismic deficiencies, computing/communications infrastructure and life/safety code conditions; performing asbestos abatement; restoring the building envelope; updating facilities for instruction and performance programs; and updating disability access to bring the building to ADA compliance The scope has been enhanced by the pledge of donor funding to include: a) raising the roof of the theater auditorium for improved seating, acoustics, and lighting; b) improving the lobby and entrances; and c) providing additional theatrical equipment essential for training students in modern theatrical technology. The purpose of the project is to completely renovate and preserve the core facility while improving the current academic space.
Sustainable approaches will include integrated design, use of natural ventilation and hydronic floor heating in the lobby; an underfloor air displacement system in the theater seating area; water flow conservation technologies; low VOC paints, sealants, carpets, and theater scenery; energy efficient lighting fixtures and controls; access to public transportation, water efficient landscaping; recycling of construction waste; use of regional materials; City of Seattle Incentive Programs, a green housekeeping program upon occupancy; and reuse of an elm tree that is located in an area directly in front of the building that significantly impacts the front expansion of the building. All electrical, lighting, mechanical and communications systems will be replaced. Water, gas and electrical metering will be installed to gain consumption data which will be reported to the State of Washington through 2016. Commissioning of the building 10 months after construction completion will verify that the Playhouse Theater is functioning as a high performance sustainable building.
